Fence, Privacy Panel, And Hedge Guidelines
Guidelines within Surrey Park:
Homeowners and residents are required to provide plans to the CASP Deed Restriction Committee for approval before the commencement of purchasing or installing a fence as prior approval is needed. Email the committee for guidance and approval: casp.deedcm01@gmail.com.
These guidelines have been approved by the Board of Directors of the Civic Association of Surrey Park so that homeowners and residents are aware of the expectations so they can comply with Surrey Park’s deed restrictions. Prior violations do not constitute a waiver of the right to enforce deed restrictions.
- Before the commencement of any fence or privacy panel, contact your neighbors who border your property line to make sure they do not have any objections or concerns.
- Before the commencement of any digging for fence posts, Miss Utility shall be called to mark the underground utility lines so they are not disturbed or breached.
- A fence is defined as a continuous barrier constructed of wood (preferred), metal, stone, or plastic more than 40 feet long.
- No fence or privacy panel shall be placed closer to 60 feet on the property front and 40 feet on the property side if the property is on a corner.
- Any fence 4 feet or less in height should be placed so that it is a reasonable distance from the mutual property lines so as to permit access to the owner of the fence for maintenance purposes without trespassing. Fences higher than 4 feet should be placed a minimum of one foot from any mutual property line.
- No fences shall be higher than 6 feet in height.
- There is no height restriction for any hedge located in the rear of the property. Any hedge in continuous form, which extends beyond the line of the primary residence toward the street can be no higher than 3 feet. Also, it should not be closer to 1 foot from the curb or gutter and in the case of a corner lot no closer than 3 feet for safety and visibility concerns.
